
The Greek government has officially implemented the long-anticipated increase to the Golden Visa investment threshold. Properties in Athens (Central), Thessaloniki (Central), Mykonos, Santorini, and islands with populations exceeding 3,100 now require a minimum investment of €800,000.
What This Means for Investors
For investors looking at prime central Athens locations like Kolonaki, Syntagma, or Plaka, the threshold has tripled. However, the €250,000 threshold still applies to properties in suburban Athens (e.g., Koukaki border, Nea Smyrni), the broader Attica region, and most of mainland Greece.
Additionally, commercial-to-residential conversions remain eligible at the €250,000 threshold regardless of location, creating a significant opportunity for savvy investors.
