Greek Golden Visa 2026: thresholds and rules under Law 5100/2024

The three investment thresholds

Since 5 April 2024, the Greek Golden Visa investment thresholds are set by Article 64 of Law 5100/2024 (FEK A’ 49/05.04.2024), which replaced Article 100 of Law 5038/2023:

  • €800,000 — Athens, Thessaloniki, and the islands with more than 3,100 inhabitants (latest census).
  • €400,000 — the rest of mainland Greece and the smaller islands.
  • €250,000 — two special routes: restoration of a listed building, and conversion of commercial property to residential use (change of use).

Three rules that change eligibility

  • One single property. Combining several properties to reach a threshold is not allowed; the €800,000 and €400,000 routes each require a single property.
  • Minimum 120 m² of main living area on the €800,000 and €400,000 routes (built property or land with a building permit). The two €250,000 routes are exempt.
  • No short-term rental or subletting of the property that backs the permit (Article 100(7A)). Long-term rental remains allowed.

Please note: the island threshold depends on the latest census — it is data that changes over time, not a fixed list. Eligibility always depends on the individual case.
